The Story

The Emily Carr University of Art + Design project marked a major milestone in Canadian infrastructure as the country’s first post-secondary institution delivered through a Public-Private Partnership (P3). Located on a three-acre site at Vancouver’s Great Northern Way campus, the facility was co-developed and constructed by EllisDon and now supports over 1,800 students in a space designed to inspire creativity, collaboration, and innovation.

This state-of-the-art campus reflects the university’s global reputation and its progressive approach to education. The building was designed to meet today’s needs while remaining flexible for future change. At its heart, the architecture supports a culture of making and remaking, with spaces that encourage informal gathering, creativity, and dialogue. The collaborative spirit of students and faculty shaped the design, resulting in a facility that is open, inclusive, and adaptable.

The building’s exterior features a mix of glass, metal panels, and standing seam finishes. These materials reflect the energy of the university and offer transparency into the creative activity within. Inside, column-free spaces and flexible layouts allow for easy reconfiguration of program areas. Decentralized systems for heating, cooling, ventilation, power, and IT further enhance adaptability, ensuring the building can evolve alongside the university’s needs.

Development and Equity

EllisDon Capital Inc. (EDC) played a central role in the development phase of the project. EDC participated in all negotiations related to key project contracts, including financing agreements, and ensured that terms were financeable and acceptable to lenders. As leader of the finance committee, EDC provided strategic direction to the financial advisor, helping to shape and evaluate funding options for both debt and equity.

This collaborative and strategic approach to financing helped deliver a high-quality educational facility that meets the evolving needs of students, faculty, and the broader community.

Sustainability

Sustainability was a key priority throughout the project. The design and construction teams integrated energy-efficient systems and environmentally responsible practices to reduce the building’s footprint and support long-term performance. The result is a healthy, efficient, and future-ready learning environment.
