The Story
The Schroeder Ambulatory Centre is a state-of-the-art, non-profit healthcare facility delivered by EllisDon through the transformation of a six-storey existing structure. Acting as Construction Manager and Design-Builder, EllisDon first secured and enclosed the building, then advanced a full retrofit to modernize, repurpose, and expand the facility.
Working within an accelerated schedule, the team collaborated closely with consultants, trades, and stakeholders in a transparent, solution-focused environment. LEAN design principles were applied to maximize value, streamline workflows, and optimize resources without compromising quality.
EllisDon also leveraged digital tools, including advanced scheduling software and BIM, to improve accuracy, visualize complex elements, and anticipate challenges. This proactive, integrated approach minimized rework and delays, resulting in the successful delivery of a modern healthcare facility and setting a new benchmark for retrofit projects.
The Centre provides a modern, supportive healthcare environment and includes:
- 200,000 sq ft of space across seven floors
- Eight operating rooms equipped with the most advanced AI-assisted technology
- 10 procedure rooms
- Two MRIs + two CT scanners, including one of the only Standing (weight bearing) CTs in Ontario
- 26 exam rooms
- Dedicated floor & elevators for high efficiency MDRD
- Dedicated floor for staff learning & wellness
- Four levels of covered parking
Facilities Services
EllisDon Facilities Services Inc. (EDFS) provides comprehensive facility maintenance services. The scope includes stabilizing critical systems such as steam boilers, HVAC, and RO water systems; implementing and managing work order systems and maintenance programs; overseeing 24/7 security operations and building access control; coordinating vendors and service providers; and responding to operational issues, safety risks, and system failures in real time.
EDFS’s early involvement in the project has demonstrated the team’s ability to support healthcare clients beyond construction through facilities management, operational leadership, and long-term building support.
