This approach has proven its value on complex projects, including the Schroeder Ambulatory Centre, where early facilities management involvement made a measurable difference. Beginning with supporting the transition from construction to active operations, the project delivered Ontario’s first of its kind ambulatory centre focused on reducing wait times for outpatient surgeries and clinical services. Operating as an independent, non‑profit facility, the 200,000 square foot Integrated Community Health Services Centre employs an efficient, multidisciplinary care model and represents a major milestone achieved through years of commitment and cross-collaboration.

1. We Operate
EllisDon offers end to end operations and maintenance support that keeps buildings running safely and as intended. At the Schroeder Ambulatory Centre, our team supported the transition from construction to occupancy by participating in walkdowns, identifying deficiencies, and addressing serviceability issues before clinicians and patients arrived.
As imaging suites and operating rooms were brought into service, the team assumed day to day operational responsibility, stabilizing critical systems, such as HVAC and steam boilers, and coordinated warranty issues across construction teams and vendors.
Now in the second year of our maintenance contract, our team’s full operational ownership, warranty and deficiency coordination, and 24/7 access management position us to enhance efficiencies and deliver predictive maintenance.
2. We Optimize
Our data‑driven approach uses operational insight to improve system performance, manage energy use, and support informed capital planning. Through real time monitoring, early fault detection, and issue tracking, our teams can address performance gaps affecting inspections, compliance, and clinical readiness.
At the Schroeder Ambulatory Centre, these insights are translated into action through structured work orders and preventative maintenance in the Computerized Maintenance Management System, improving productivity and supporting informed decision making.
3. We Elevate
Advancing a facility means looking beyond daily operations, using advisory services to inform strategy, optimize assets, and support long-term performance. At the Schroeder Ambulatory Centre, this approach helps sustain a safe, clean, secure, and fully operational healthcare environment for patients, visitors, staff, and physicians. Spanning more than 200,000 square feet, the Centre adds significant capacity to the public health system, while our team supports regulatory compliance, effective service request management, capital renewal planning and future adaptability.
