The Story

Mount Sinai Hospital’s Phase 3A Redevelopment is a bold reimagining of one of Toronto’s most vital healthcare institutions. This multi-year transformation breathes new life into a facility originally built in the 1970s, modernizing over 300,000 square feet of critical clinical and support space. From surgical suites and emergency care to ICU and ambulatory services, the project enhances every corner of patient care.

The redevelopment demanded precision, collaboration, and adaptability. EllisDon worked hand-in-hand with Sinai Health to optimize delivery, ensuring the hospital could continue serving patients while undergoing one of the most complex healthcare renovations in the country.

Key features include:

  • An expanded and redesigned emergency department
  • Redevelopment of 19 operating rooms
  • Redevelopment of the Intensive Care Unit (ICU) including 36 new beds
  • Expanding the medical/surgical inpatient unit by 28 beds
  • Renovating the hospital kitchen
  • A new, modern space for the ambulatory oncology program

EllisDon Capital served as the sole Developer and Financial Advisor, managing all aspects of project financing: financial modeling, lender selection, funding structure design, and RFP preparation.

Furniture, Equipment & Design

EllisDon’s Furniture, Equipment & Design (FED) team played a critical role in managing the hospital’s furniture, fixture and equipment (FF&E) database, creating a centralized “Single Record of Truth” for all furniture and equipment. This ensured clarity across stakeholders regarding procurement needs, final placement, and quantities—well ahead of construction.
