The Story

Blending cutting-edge sustainability with thoughtful community design, the Saskatoon Civic Operations Centre exemplifies innovation, efficiency, and environmental stewardship. Built on-budget and ahead of schedule, this purpose-built facility includes a 450,000 square foot Transit Operations Facility with capacity for 224 regular and articulated buses, supporting Saskatoon’s growing transit needs. The Centre also features a Snow Management Facility capable of storing one million cubic metres of snow, with stockpiles reaching up to ten metres high. A key sustainability feature is the meltwater collection site, which enables environmental assessment before water is released into storm sewers.

A critical finishing detail is the landscaped berm constructed along the CN Railway and Montgomery Place neighbourhood. Built from native soil and seeded with native grasses, the berm provides a natural visual buffer for nearby residents and employees, enhancing the site’s integration with its surroundings.

Development and Equity

EllisDon Capital Inc.co-led all aspects of the development phase, including:

Structuring the financing plan and evaluating debt/equity options
Conducting detailed financial analyses
Managing due diligence with technical, insurance, and audit advisors
Overseeing the DBRS ratings process, resulting in an ‘A (low)’ credit rating
