The Trillium Health Partners Broader Redevelopment – Queensway Health Centre

The Story

The expansion of the future home of The Gilgan Family Queensway Health Centre will be a modern dedicated centre for complex care and rehabilitation services where patients can receive care and recover in a purpose-built environment. This project includes the construction of a new nine-storey facility, the replacement of the central utility plant (CUP), and extensive renovations to the existing Queensway Health Centre.

The new space will feature over 350 beds, increased capacity for specialized care, including complex continuing care and rehabilitation services, and a new parking structure. Additional upgrades include new facilities for renal dialysis, bariatric care, and a Snoezelen room, along with enhanced pharmacy, nutrition, food services, and materials management areas. The project also involves significant site infrastructure improvements, including water main, sewer, and hydro service extensions.

Development and Equity

EllisDon Capital Inc. (EDC) served as the financial advisor for the project, guiding it from the request for qualifications through to financial close. The team worked closely with sponsors and the construction team to refine pricing and meet affordability targets.

As financial advisor, EDC created the most cost-effective financing plan and provided a full suite of financial advisory services, including financial modeling, debt arranging, and leading the lender negotiations for the project. 

Sustainability

The new patient tower is targeting LEED Silver certification, with EllisDon responsible for compiling and submitting all construction-related LEED documentation for permanent installations across the tower, CUP, link, and tunnels.

Key sustainability measures include:

• Use of environmentally declared and responsibly sourced building products
• Reduction of persistent bioaccumulative toxic substances
• Low-emitting materials and indoor air quality management
• Material ingredient transparency and optimization

Furniture, Equipment & Design

The Furniture, Equipment & Design (FED)team is providing comprehensive oversight of all project equipment, including database management, procurement of In-Contract equipment, and coordination with stakeholders. FED’s also supporting design integration and ensuring all equipment—whether In-Contract or Project Co-installed—is delivered, installed and commissioned to meet project standards. The team’s collaborative approach is aimed at ensuring technical alignment and readiness across all phases of the project.
