The Story

The building at 5151 Terminal Road consisted of an eight-storey office tower with one level of underground parking, originally built in the early 1980’s. The renovation and refurbishment of the 158,000 sq. ft. building included the replacement of glazing and spandrel panels, as well as the installation of new roofing and roof top terraces. The building also underwent environmental abatement prior to selective demolition of the interior spaces. The three elevators were modernized, and the electrical, plumbing, and fire protection systems were upgraded. Electrical upgrades included rooftop photo-voltaic panels and ‘smart building’ technology. The HVAC system was replaced and installed to incorporate a seawater cooling system. As part of the project, a new pedestrian pedway linking 5151 Terminal Road to 1223 Lower Water Street uses seawater from Halifax harbour, required for the new cooling system. The renovation to the interior spaces included an enhanced two-storey lobby, and an executive-grade floor on level eight. Floors two to seven were fit-up with modular furniture office spaces.
