The Story

EllisDon was the Construction Manager for the Markville Shopping Center renovation, which is a two level mall located in Markham, Ontario. The mall was built in the early 1980’s and had limited renovations or expansions since this time. Markville has since been transformed into a modern and sophisticated shopping mall.

The project included renovation of 206,000 square feet of common area, which revised the railings at the upper level with new glass railings, infilled a river feather on the ground level, installed new flooring and constructed new washrooms. Approximately 268,000 square feet of existing tenant space was renovated with new modern and high-end tenants. The upper level food court was relocated to the ground level to create a new 45,000 square foot food court. Some minor expansion was required for the addition of new restaurants and new stores. Exterior work was completed at some of the entrances, with new EFIS to create a face lift for the mall.

Challenges of this project included relocating the food court to the ground level with very limited ceiling space for all the mechanical and electrical services, constructing the new flooring and adding new lighting in the common space without shutting down the mall, and coordinating with the tenants and the leasing department so that existing tenant space could be demolished and updated for turnover to new tenants. The project schedule was critical for the tenant renovation, since new tenants did not want to open too late in the year.
